Mölndal’s first builder-led zoning scheme development nearing start of construction

In January 2018, Mölndal City’s first construction-driven zoning scheme process started. For a year, we have worked intensively in a collaboration process close to customers, visitors, stakeholders and authorities. The result of this is that now, just over a year later, the plan is released for final review.

GoCo is a joint urban development project between Gothenburg-based Next Step and Investor-owned Vectura Fastigheter. The vision is to create a world-class innovation cluster for health where the human being is put in focus. GoCo develops environments that enable collaborations between industries with innovation and health in the centre.

The first phase contains 10 blocks of a total of 100,000 sq.m. BTA, of offices, centre operations, hotels and accommodation for students, expats and researchers.

”The city, together with the client, has worked out a detailed plan that is based on a clear project idea about economic, social and ecological sustainability,” says Björn Marklund, City Building Manager at Mölndals Stad. ”It is the City’s task to ensure that the plan works to ensure that the area can be transformed into a living district.”

”The result of the combination with a builder-driven zoning scheme and our co-operation process has ensured that such a short time develop a project that enables our vision; a world-class innovation cluster,” says Jacob Torell, CEO of the real estate company Next Step.

“The reception from the market has been very large. We have therefore made the decision to start the planning of the first block already in order to be able to quickly start groundworks and build the first block, ”says Jacob Torell, CEO of the real estate company Next Step.

The zoning scheme is expected to gain legal force during the summer of 2019 and construction starts already during Q1 2020. The first block drawn by architect firm Semrén & Månsson will be presented during the real estate fair MIPIM in Cannes, March the 13th.
